About the Role

We're looking for an experienced Project Manager to independently own and execute turnkey interior fit-out projects end-to-end, from tender bidding through to handover. You'll be the key point of coordination between clients, architects, vendors, consultants, and internal teams, ensuring projects are delivered on time, within budget, and to the highest quality and compliance standards.

Key Responsibilities

Project Execution & Planning

• Act as turnkey Project Manager, owning full project execution from start to finish.
• Assign and manage project timelines, ensuring milestones are achieved on schedule.
• Plan and schedule material and manpower requirements across project phases.
• Conduct site visits, project coordination, and regular progress reporting.

Tendering & Procurement

• Manage pre-bid and post-bid techno-commercial processes for tenders.
• Carry out vendor pre-qualification and techno-commercial evaluation.
• Lead procurement of consultants and conduct techno-commercial negotiations, bid evaluation, and rate analysis.

Budgeting & Cost Control

• Prepare post-contract budgets, cost estimations, and detailed project plans.
• Monitor planning versus progress, and costing versus billing, on an ongoing basis.
• Carry out quantity take-off, rate analysis, estimation, and pricing.
• Develop and maintain historical cost and technical data for future reference.
• Review and approve measurements, bills, and claims.
• Certify or reject subcontractor claims by assessing measurement sheets against actual site progress.

Design & Technical Oversight

• Review, analyse, and approve design documentation.
• Oversee testing and commissioning procedures, and manage authority approvals.

Stakeholder Coordination

• Coordinate closely with clients, architects, and the sales team throughout the project lifecycle.
• Share weekly project progress updates with clients and sales.
• Identify and highlight major project risks and concerns, and drive mitigation actions.

Documentation & Compliance

• Prepare O&M manuals and manage handing/taking over documentation.
• Prepare compliance documents and coordinate audits with auditors.
• Prepare interior fit-out and HSE-related audit documentation for projects.

• Bachelor's degree in Civil Engineering, Architecture, or a related field (B.E./B.Tech preferred); PMP or equivalent project management certification is a plus.
• 4-9 years of experience in project management, with a strong focus on interior fit-out and turnkey execution.
• Proven track record of independently managing projects from tender stage through to handover.
• Solid experience in budgeting, cost control, and billing processes on live construction/fit-out projects.
• Working knowledge of tendering, procurement, and vendor management processes.
• Familiarity with HSE standards, statutory compliance, and audit processes.

• Strong understanding of construction/fit-out project lifecycle and techno-commercial processes.
• Proficiency in project planning and scheduling tools (MS Project, Primavera, or similar).
• Strong analytical skills for quantity take-off, rate analysis, and cost estimation.
• Excellent stakeholder management and client-facing communication skills.
• Strong negotiation skills for vendor and subcontractor management.
• Risk identification and mitigation planning.
• Proficiency in MS Office (Excel, Word, PowerPoint) for reporting and documentation.
• Strong attention to detail for reviewing measurements, bills, and compliance documents.
