Key Highlights
- Two metro lines serve Guindy: Guindy station sits on the Blue Line to Chennai Central and the airport, and on the Green Line to Ekkattuthangal, and both meet at Alandur.
- The exact location changes the commute: A desk near Ekkattuthangal suits staff from West Chennai, while the Kathipara side suits teams that travel through the airport often.
- Check the building and the address: Many Guindy offices sit on older industrial plots, so before comparing rents, confirm power backup, a second internet route, and after-hours cooling.
- Demand in Chennai is still rising: Gross office leasing in Chennai reached 8.7 million sq ft last year, up 9.7% from the previous year, according to JLL.
Engineering and tech companies choose office space in Guindy because it sits between the city centre and the airport, with Grade A tech parks and an industrial estate that has housed engineering firms since 1958. Two metro lines and a suburban rail station sit within walking distance of its business parks, and Kathipara Junction connects the area to GST Road and the airport.
The harder question is which part of Guindy to choose. The name covers an industrial estate, a cluster of tech parks around Ekkattuthangal, a stretch of Anna Salai and the Kathipara approach to the airport. Each suits a different kind of team, and the commute your people make each day depends more on that choice than on the Guindy name itself.
This guide explains how the district developed, which micro-markets suit which teams, how to reach each one, and which operators run workspaces here.
For a city-wide view, see our guide to the best areas for office space in Chennai. If you have already settled on Guindy, you can explore managed offices at WorkEZ Willow Square and compare it with the options below.
How did Guindy become a business district?
Guindy became a business district because India’s first industrial estate was set up here, and the roads and railway laid to serve its factories now serve offices. Engineering firms, research units and manufacturers took the first plots. Over the last two decades, tech parks and managed offices have been built on and around the same land.
Kathipara Junction, on the southern edge of Guindy, is where Anna Salai, GST Road, the Inner Ring Road and Mount-Poonamallee Road meet. That junction is the reason Guindy works as a gateway:
- It links the old business district on Anna Salai
- The airport corridor and
- The newer markets to the south
Which industries and companies are based in Guindy today?
Guindy is now home mainly to technology, engineering and financial services companies, alongside the manufacturers that first settled its industrial estate.
DT Next reported in 2023 that most industries in Thiru Vi Ka Industrial Estate have given way to software parks, and several global firms now run development centres next to it.

Guindy Industrial Estate was established in 1958 on 404 acres, and it was the first industrial estate set up in India, according to TANSIDCO, the Tamil Nadu agency that manages it.
Which part of Guindy suits which kind of team?
Ekkattuthangal and the Olympia parks suit large technology and engineering teams. Office space for rent in Guindy Industrial Estate suits teams that want a private floor between both metro lines. Anna Salai suits client-facing firms, and the Kathipara side suits teams that fly often.
The right part of Guindy depends on where your staff lives and how often your team travels.
Micro-market | What is there | Nearest transit | Suits |
Ekkattuthangal and the Olympia parks | Olympia Tech Park, Olympia Teknos and Tamarai Tech Park | Ekkattuthangal metro (Green Line) | Technology, engineering and GCC teams that want a large floor in a tech park |
Guindy Industrial Estate (Thiru Vi Ka and SIDCO) | Office buildings among engineering and research units, including WorkEZ Willow Square and Chambers | Guindy metro (Blue Line) and Guindy railway station | Teams that want a private floor within reach of both metro lines |
Anna Salai towards Saidapet | Older commercial buildings along the road to the central business district | Little Mount and Saidapet metro (Blue Line) | Professional services, finance and client-facing firms |
Kathipara and St Thomas Mount | The GST Road approach to the airport and several business hotels | Alandur and St Thomas Mount stations | Regional offices and teams that travel by air every week |
Velachery side | A large residential catchment, shopping centres and WorkEZ Helix | Velachery railway station | Teams that hire heavily from South Chennai |
Inner Ring Road towards OMR | The route to Perungudi, Taramani and International Tech Park Chennai | Road access | Teams that work closely with clients based on OMR |

In Guindy, the metro line nearest your desk matters more than the postcode on the lease.
Which business parks and landmarks anchor Guindy?
Guindy is anchored by the Grade A office space in its tech parks around Ekkattuthangal and by the industrial estate itself, with larger IT campuses a short drive away in Manapakkam and Taramani. These developments are why multinational firms, GCCs and engineering companies cluster here, and why business hotels have followed them.
Development | Scale | Location and relevance |
1.45 million sq ft of leasable space | Ekkattuthangal, near Kathipara Junction and the airport road
0.13 million sq ft, with two basements, a stilt floor and ten upper floors | Ekkattuthangal, beside the Green Line
630,000 sq ft built-up, of which 200,000 sq ft is car parking | Within Guindy Industrial Estate
404 acres, established in 1958 | The industrial core of Guindy, now mixing engineering units with offices
About 8.4 million sq ft of operational office space across 43 acres | Manapakkam, reached from Guindy along Mount-Poonamallee Road
About 2 million sq ft of office space on 15 acres | Taramani, reached from Guindy along the Inner Ring Road
Chennai Trade Centre | Exhibition and convention venue | Nandambakkam, used for trade shows and company events |
These tech parks are the reason many firms choose Guindy, but a floor in one of them is usually leased directly from the developer. The tenant then signs a lease with a lock-in period, pays a security deposit, and funds and manages the interior fit-out before the team can move in.
A managed office gives a team space in the same district without those steps. The operator leases the building, fits out the floor to the client’s layout and runs it, and the client pays one monthly fee for an agreed term.
WorkEZ hands over a fitted floor in about 45 days, so a managed office usually suits teams that need to start quickly or expect their headcount to change.
Our guide to managed office versus traditional lease compares the two routes on cost, commitment, and time to move in.
If you are setting up a global capability centre, the office address also has to support company registration. Our guide on how to set up a GCC in India explains why the workspace can be arranged before the entity is incorporated.
